Overview
Villa Poggio Maremonti is located in the Tuscan Maremma, on a hill behind the medieval borgo of Scarlino, just 10 km from the beach and the new tourist marina. Originally an old barn, it was completely renovated in 2018, with local stone, wooden beams and the purple-coloured plaster typical of the Maremma farmhouses of the last century for the exterior. The interior, on the other hand, is in a contemporary style where natural light is the protagonist: large French windows, high ceilings, bleached beams, stoneware of champagne stone effect.
The particular location of the villa offers guests the opportunity to enjoy, on the same day, both the sea and the green hills of the Tuscan Maremma. The Bandite di Scarlino Nature Reserve starts just a short distance from the property and extends to the coast, with numerous possibilities for excursions on foot or by mountain bike, offering a wonderful view over the Tuscan hills with centuries-old olive trees, protected cork oaks, chestnut woods and vineyards.
Less than 10 minutes away by car are the beaches of the Gulf of Follonica, whose sea has had the Blue Flag award for years. In the elegant tourist port of Marina di Scarlino it is possible to rent boats for excursions to the islands of the Tuscan archipelago: Elba, Giglio and Giannutri. The famous beach of Cala Violina is easily accessible for a day dedicated to wonderful and emotional marine excursions. The villa is 15 minutes from the Pisa-Rome highway exit while just 10 minutes away by car is Bagno di Gavorrano with services and shops.

Villa Poggio Maremonti Overview
The villa has two floors connected by an internal staircase. The entrance on the ground floor opens onto a large bright open-plan room with kitchen, dining and living area with direct exit out to the portico through three large French windows.
The floor is completed by a bathroom with shower, a double bedroom with king size bed and a twin bedroom with ensuite bathroom with shower and independent outside access. The first floor consists of a double bedroom with balcony and ensuite bathroom with shower. All the bedrooms are equipped with air conditioners with independent control units. N.B. The fireplace is ornamental.
Exterior:
The unfenced property is surrounded by 3 hectares of terraced land with olive trees, cypresses, cork oaks and Mediterranean scrub. Surrounding the villa is a mixed lawn bordered by lavender, callistemons, gaure, junipers and rosemary.
You will enjoy the tranquillity of the place, the surrounding nature and the panoramic view of the valley below. The portico is perfect for alfresco meals while admiring the sunsets over the Gulf of Follonica.
20 metres past the gate is a 2-car uncovered parking area, shaded by large oaks. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Private pool:
The panoramic swimming pool is located on the lawn, one step away from the portico and on the same level as it. The irregular-shaped pool, measuring 40 sq m with a constant depth of 1.40 m, is lined in sand-coloured PVC and has chlorine purification, lighting and three steps for access to the water.
The solarium area in natural wood is equipped with sunbeds, deck chairs and umbrella, with a view of the magnificent sunsets that distinguish this part of Tuscany. The pool is open from the last Saturday in April to the first Saturday in October.

If you like medieval borghi, art cities, archaeological sites, churches, castles and the heritage of the region's mining history, Maremma has many interesting things to offer and Poggio Maremonti is the perfect starting point for exploring them all: the historic town centre of Massa Marittima, with its splendid cathedral, episcopal palace and town hall, as well as the museum of sacred art in the cloister of Sant’Agostino and the Medici walls; the old abbey of San Galgano with its splendid cathedral and the hermitage of Montesiepi with the sword in the stone; the borgo of Castiglione della Pescaia dominated by the old castle and narrow alleys with its hidden restaurants and spectacular views of the sea and the Diaccia Botrona Nature Park; Follonica which, thanks to the mining activity of the past, houses an interesting modern museum (Magma) in an old furnace with collections of artworks that have adorned villas, palaces and town squares throughout Italy; Populonia with its Etruscan site and museum; the Bay of Baratti framed by a dense pine forest with the island of Elba just a stone's throw away; the medieval borgo of Pitigliano, standing in a magnificent setting 300 m above the surrounding plain, with its imposing past seen in its narrow streets, the Etruscan necropolis carved into the rock, medieval houses, Roman ruins and the remains of the Jewish ghetto.
