Villa Luxi

Overview

Villa Luxi is an independent villa with private swimming pool, built in 2018 by the architect Fuksas, using bio-architectural materials: cocciopesto (opus signinum), ceramics, wood, terracotta, bricks, reinforced concrete for the roofs of the domes.

The property is located within the renowned Is Molas Resort, a fascinating area with 2 golf courses. The resort is located in the area of Pula, south of Cagliari and a short distance from the renowned beaches of Santa Margherita di Pula and Chia.

The guests of Villa Luxi will certainly appreciate the daily cleaning services in typical hotel style and will be able to take advantage of the many services that the resort offers, including a tennis court, a club house with restaurant and a private beach in the bay of Porto Agamu.

Villa Luxi Overview

The property consists of a single, 2-floor building. On the first floor is a large roof terrace with Jacuzzi tub. The ground floor of the villa is accessed through numerous French windows facing the garden. The ground floor consists of a very comfortable sitting room communicating with the dining room and a functional kitchen, as well as two bedrooms, one double and one single, which share a bathroom with tub positioned between the two bedrooms and therefore directly accessible from both.

In addition, there is a guest bathroom for use of the living area. From the sitting room a beautiful wooden designer staircase leads up to the first floor with two bedrooms, one double and one single, both with en-suite bathroom with tub. Both first-floor bedrooms have access to the roof terrace with the Jacuzzi tub, large enough for 6 people. The terrace is also accessed by an external staircase from the garden, at the ground floor level of the villa.

Exterior:

The approximately 980 sq m garden of the villa extends around the property. The terrain is irregular, with various levels and only a small flat lawned part in addition to the stone-paved area around the villa, and is surrounded by numerous typical Mediterranean-scrub ornamental and aromatic plants.

In front of the dining area is a veranda equipped with a table and portable barbecue, the ideal place to enjoy delicious convivial meals made with typical local products.

Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Private pool:

The irregularly-shaped swimming pool, with an area of about 60 sq m and a constant depth of 1,65 m, is just a few steps away from the living room and located on the same level as the villa. The pool, lined in sand-coloured resin and equipped with internal lighting, has chlorine purification and large steps for access to the water.

The pool area, partly paved in stone and partly planted with lawn, is equipped with sunbeds and a convenient hot and cold-water outdoor shower. The pool is open from the last Saturday in April to the first Saturday in October.

Weekly rentals:

The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

Short stays and non-weekly stays:

For some periods it is possible to make shorter stays starting from 5 nights.

Water, gas for cooking purposes, electriticy, initial and final cleaning, weekly linen, park and pool maintenance, daily cleaning, linen change every 3 days, internet wireless connection

Tourism tax (€ 1,00 per person per day for the first 15 nights. Please note that children under 12 years old will not pay)

Distances

The villa is located in a naturalistic context owned by the Is Molas resort, about 500 hectares characterised by wild Mediterranean scrub, 4 km from the little seaside town of Pula and 16 km from the more renowned tourist town of Chia.

The residence enjoys a panoramic view of the south-western sea of Sardinia, with the watchtower of the archaeological area of Nora rising above. Among the most renowned beaches of southern Sardinia, just 5 km from the villa, are those of Santa Margherita and Chia. The site is easily accessible from the regional capital, Cagliari, and from the nearby airport of Elmas, just 44 km away.

Worthy of note is the stretch of the highway, SS 195, which leads to the residence and from where you can see the usually sedentary pink flamingos on the pond of Capoverde. Cagliari, a medieval town characterised by the fortified historic district that rises above the town, is ideal in terms of integrated tourist offer, shopping, culture and quality food and wine. The natural park in which the villa is located allows access to two of the golf courses, considered among the most beautiful in Italy, for a total of 27 holes.
